Masterplan Layout
The site sits within a wider masterplan framework for the area which encompasses residential, community and leisure uses in a sustainable neighbourhood. The proposed layout for this section of the masterplan is designed to be permeable with strong vehicular and pedestrian links to the wider area.

Access Plans - further
The site has a good network of pedestrian walkways in all directions. An informal footpath crosses the site from north west to the centre of the southern face.
Cycle routes are well represented in the area with a cycle lane to the North of the site linking into the Guild Cycle Loop.
Two road entrances to the west of the site provides an ongoing road network linkage to the local distributor road of Cottam Way. Easy access to surrounding infrastructure and facilities is therefore readily available.

Bus services
The site is located to the south of three bus stops within short walking distance. Cottam Way, the road to the north of the site, is part of the Orbital bus route which provides easy access to surrounding infrastructure and facilties.

Proposed CGI of streetscene
The site includes a number of pedestrian links to other parts of the site, local infrastructure and public transport links. The use of shared pedestrian and vehicular spaces and the creation of informal areas create spaces which encourage people to walk.

Illustration of the different character areas within the site
The overall urban form has a clear hierarchy of spaces which further develops into a series of defined character areas. These areas includes 'Canal Side' which has high scale buildings overlooking a large area of public open space, to 'The Lanes' which consists of a series of tighter streets with a more formal geometry and intimacy.

Landscaping Plan
The landscape strategy is to reinforce the character areas formed by the buildings while respecting the existing conditions, such as the entrance to the play equipment and the desire for a more formal link to the western habitat corridor.

Hard Landscaping Details
The hierarchy of the streets and defined character areas informs the architectural detail. The choice of robust, hard wearing and quality materials to enhance the rhythm and vertical structure on the units is a key aspect to the hard landscaping.

The connections to the existing context provide natural guides through the development
The building layout is clear and legible. The hierarchy of streets are treated in different ways to reinforce the type of street via the geometry of the built form. This ensures a sense of place is always known. The hide and reveal sequences across the scheme tie into the pattern of orientation with key focal points providing accents across the route.
The density and layout reacy to the context, so that fringe areas are less dense and softer, whereas the spaces towards the centre of the scheme are taller and denser to reiterate where the user is located.
The definition of deifferent character areas create a distinctive feel to each area of the scheme

The built structure and design of the frontages creates defined areas
Landmarks
Building heirarchy creates defined areas at street corners. All public spaces are well overlooked.
Reduced vehicle speeds are encouraged through the use of tight urban blocks and a street composition which includes sharp bends and an organic road layout
Green wedges within the development create specific areas which encourage walking and cycling. The areas have views out of the site.
The approach within the development is to create a building layout which defines a series of spaces as opposed to a series of highways. Therefore, the streets and spaces become lanes, green crescents and squares with an adoptable shared surface throughout. This encourages social interaction, slower vehicles speeds and ensures good pedestrian access throughout the scheme.

Bin storage will be located within the rear curtilage of properties with a back garden. All homes will have sufficient bin storage capacity in line with the Local Authorities requirements, however, these details are yet to be confirmed.
Garage and garden space for bicycle and storage
Cycle storage will be provided in accordance with achieving Code for Sustainable Homes, however, the exact details are yet to be confirmed.
